WHAT WOULD YOU DO? FANTASY MAKEOVER

RECENTLY I was inspired by  Jamie at EARNEST TO WRITE A BLOG POST ANSWERING THE QUESTION :

 “What would you do around your house if you added an extra $10,000 to your budget!”

SO…IF I UNDERSTAND THE QUESTION – what would I do with $10,000 extra dollars to use anywhere in my house?

LUCY AND I HAVE SOME IDEAS!

I ONLY THINK ABOUT THIS QUESTION ABOUT 100 TIMES A DAY!!!!

SO IF I HAD $10,000 TO MAKE AN IMPROVEMENT ANYWHERE IN MY HOUSE I WOULD without hesitation:

 FINISH THE SLEEPING PORCH and adjoining smaller room into 4RTH BEDROOM AND BATHROOM.

Here is the current state of the sleeping porch:

SLEEPING PURCHASED TO BE WALL TO WALL AND FLOOR TO CEILING STUFF – IT IS NOW EMPTY!!!

It is intact and it is essentially unfinished . On the plus side – the room is huge and here is a door in the floor which goes to the lower back porch – giving the room an exterior entrance (and making a great air b&b potential) .

On the “NOT plus” side – the floor line follows the roof line and both are slanted .BUT  It has the best views in the house. There is a radiator .We put an AC unit back there in summer. the photo below is one of the rare “back side of the house ” photos I have and was taken BEFORE we had the whole house painted BUT you can see from the outside that there is some great space there to work with.

Looking at this photo above – the room on the left butts up to the kids bathroom and is located directly above the laundry room and kitchen. THIS IS GREAT NEWS! This means that the plumbing is right there and could be accessed without too much disruption. A small, functional full bath could be made…and the house value would be greatly improved – making this a 4 bedroom, 3 1/2 bath. This would, I believe, have an immediate positive impact on the value of the house.

I did the BOTH FULL BATHS (I hired out the framing, professional plumbing and tilework ) , I learned ALOT about how to spend and save to get the most bang FOR your buck in a bathroom. I would put the cost of the bathroom at $5000 – or half my budget.

For that price I would get a :

Kohler Pedestal sink

KOHLER Memoirs pedestal sink and toilet

KOHLER Toilet

Penny round tile floor.

Retro Penny Round 0.75″ x 0.75″ Porcelain Mosaic Tile in Matte Light Blue

Small subway tiled shower – I like this one by VIGO

36″ x 36″ Frameless Shower Enclosure with 3/8″ Clear Glass and Shower Base

Because the walls would need to be insulated I would do all the walls floor to ceiling with beadboard

I would replace both small windows with windows from HABITAT.

THE BEDROOM –

On the plus side – the room is HUGE. It measures 22′ x 16′. This would allow for the room to be framed into a Bedroom with a closet.

We have a number of original old doors in our attic and i would love the recycle some for the closet and the bathroom – giving more space HOMETALK

FLOORS –

Once the floors are leveled I would put down  carpet.

NORMALLY not a carpet person but I think it would make this room cozy and warmer. And the traffic would be low as it would be the extra bedroom and bath.

Framing and drywalling the bedroom would be relatively speaking inexpensive and VOILA – we have a new bedroom and bathroom!!!!

COLORS

I would love to keep the room open and light, think “beach house” with coastal colors and textures – the BEST ART is right outside the windows!!!!

  1. Hi Lesli! Just curious, how come the sleeping porch wasn’t your studio? Gorgeous space!

    1. Hi Brenda – Good question. I prefer painting downstairs. The dining room is closer to a water source. NOW if we are able to make the sleeping porch a bedroom, WITH a water source – that might change things!!!

  2. Love the blue tiles. My whole house could use a makeover. lol. Right though, I would use it for our bathroom that we are getting ready to remake.

  3. That close-up of Lucy cracked me up. I love that your $10,000 renovation would be both practical and pretty! The matte blue penny tile is really pretty. I’ve been wanting one of those retro fridges…like Big Chill…but that’s not really a makeover, and we’ll need a new furnace at some point (also not a makeover), so I guess I’d want to add a front porch. We have the overhang for it and electricity out there already, so I’m pretty sure we’d come in under $10,000 for a fun and functional project! Maybe someday… Hope you get a chance to work on the space before you move. Wouldn’t that be fun?
