YOU CAN PAINT A VINYL FLOOR!

AMAZING HEXAGON PATTERNS ABOUND! LITTLE GREEN NOTEBOOK

Especially in OLD HOUSE kitchens where it makes sense..like it could have been that way forever….

…AND I STILL HOPE to have a kitchen with HEXAGON tile..someday…but alas, when it came time to address the floor in our kitchen makeover…we realized that the height of tile..on top of our existing floor which is on top of two existing floors on top of a sub floor –  would make the floors too high and potentially too heavy for the room and in relation to cabinets. If we ever were to gut the kitchen…the HEX would be what I would do..but for now….instead…I had to work with what we had.

Sometimes this happens in a renovation. Or even a small makeover. You have these dreams, of the perfect “this or that” within whatever budget you have allowed…and your each a point where items need to be re-THOUGHT. Perhaps changed.I aways look at the “DREAM” part as kind of my jumping off point. What is wonderful is that some of my BEST discoveries and outcomes were borne of a budget constraint or a mistake…so don’t let the limitations stop you…let them INSPIRE YOU!

So what to do? Given time and budget (our home was being photographed for Family Circle in 3 weeks!!!) I had to make a decision fast. I decided to work with what I had – which was a 5 year old high end vinyl floor. As it turned out,  the floor offered a great base to PAINT!!!  and so..that is what I did!

1. Cleaned the floor thoroughly. I used TSP and scrubbed and scrubbed and scrubbed. Until the water ran clean…and then I scrubbed some more!!!!!

2. Used TSP to clean it some more.

3. Designed my pattern….Our existing floor had a pattern of squares which gave me a template of sorts to work with. It also enabled me to make straight lines..this was an invaluable help!

4. PRIMED the floor with SKILZ primer which I had tinted to one of the gray colors.

5. Touched up the trim with Benjamin Moore – Mountain Peak White and “CUT in” the floor around the edges…

I cut in the shoe mould around the base of the room with a coat of fresh paint.

6. I originally designed a Herringbone Pattern  – but when i got 4 colors down…it was much too busy, so i changed to a “modified Chevron” design.

7. I Taped off the lines to get them nice and straight…you will need a few rolls of tape for this part..it goes fast! I did ALL of one color first…then OF ALL the second color….

8. Removed the taped…touched up the bleed throughs…and then touched up THOSE bleed throughs..rinse and repeat!!!

9. LET IT DRY

LEVEL OF DIFFICULTY – MAYBE A 5 ….TEDIUM – 9  -BUT ULTIMATELY EASY TO DO.

IF YOU HAVE KIDS THEY LOVE REMOVING THE TAPE!!!!

Honestly the hardest part was keeping people out of the kitchen for a few days while I let it dry…

 I covered the floor with a large plastic drop cloth which was great!

Our cat TIGER spent MORE time in the kitchen during the painting process than he ever has in his life!!! I think he was looking for his food, which usually sits in the window sill…away from the dogs…

I JUST RE-PAINTIED THE KITCHEN FLOOR IN PREPARATION FOR PUTTING IT BACK ON THE MARKET. IT LOOKS SO FRESH AND CLEAN…LIKE A NEW FLOOR!

TODAY I AM PAYING HOMAGE to one of my favorite rooms in the house…. occupied by my favorite girl in the world, my daughter Phoebe Holiday. When Phoebe was about to turn 13, she asked for a SURPRISE Makeover for her Birthday …of course , she barely finished the sentence and I was ON IT!.

For months I PLANNED THE MAKEOVER and secretly collected items to pull it all together. Finally, Phoebe went away on a 7th grade school field trip for the 3 days before her Birthday and I did the ENTIRE room, including painting the room,while she was away and did the BIG REVEAL when she got home!

THE ROOM WAS A HIT! Not only did Phoebe LOVE it…I entered her bedroom and won the Washington Post Kids Room Contest is 2012!!!!Her room was also featured in Susannah Salks 2014 Book “Decorate Fearlessly”!!!

THIS ONE ROOM CHALLENGE MAKEOVER has been on the Horizon and was again inspired by Phoebe, who now, at almost 17 is ready for a NEW room…and this time she is taking part in most of the decision-making. I could not be more excited to have this last hurrah before her senior year of high school begins and … well, we are just not going there right now!…she has grown up too fast and ANY opportunity to spend more time together is a BONUS for me!

There were a few finishing touches to do and some changes I made…but I FINALLY got in there and snapped away last night!!!

The little coral/orange soap-dish I got at one of my favorite Charlottesville stores “O’SUZANNAH!”…and it was the catalyst behind the “changes” I spoke of. I LOVED how it complimented the Ocean Air Blue walls….and so…VOILA!

The sinks are nice and big, which works great with kids…. if they splash it usually just goes back
into the sink…I spied Cooper this morning rinsing his toothpaste spit down the drain…and it
made my heart swell!!!!

They were a whopping $39.98/each!!!!

I learned SO many new skills doing this bathroom.

One thing I tackled was that when the tile was on the wall, the plugs were then too recessed INSIDE the wall. What I had to do was remove the screws holding the plug in and putting nuts behind them to bring the plug out 1/4 inch…it then enabled me to put the switch plate on…

I absolutely am IN LOVE with the Belle Foret shower and faucet that I got at VINTAGE TUB…except, and this has nothing to do with THESE fixtures,
but I have learned something…the hard way of course…

There is a new law in effect and I guess if you get a shower installed now they all have to have the PRESSURE BALANCE VALVE
WHICH basically keeps you from scalding yourself if someone flushes…except…EXCEPT…it
apparently is a known fact that this does not work well with big old country houses with big old
pipes…
Initially, this change created LOW pressure issues,
but we were able to make some adjustments which accommodated for the Decreased Pressureand
now we have great shower pressure!!!! I love learning new stuff!!!!


Here is the little nook, and the Seal Harbor Medicine chest,
where gallons of hair products are stored and very little medicine lives. For some reason, I adore this
little nook. It just makes me happy.
The hooks on the door are from ANTHROPOLOGIE….
so there you go…

I was about to say “and not fight”, but lets face it, they fight just because they can...

MONDAY MAKEOVER – KIDS BATH AND LOS ANGELES

I am writing this post on the plane, enroute to Los Angeles for the Design Bloggers Conference…

we figured out we were on the same flight last week…! back in January she gave me the necessary “You should DO IT!!!” to get me on board and I have been counting the days ever since.

More on all of that later….

I promised you a REVEAL of the Kids Bathroom..and then forgot to take photos however, lucky for you I have some on my iphone. I will show them to you…as a tease…and then when I return I will show you the REAL Photos!!!!

I am proud to say that the kids actually hung their towels up there without my scolding. I got each of them  3 sets of towels in a unique color. Phoebe chose pink, Tate chose the Cream color and Cooper got a Soft Gray. The deal is, the towels can be hung anywhere but on the floor. If I find them on the floor, they become mine. And eventually they will have to beg borrow or steal to dry their little or big as the case may be…selves!!! It has only been a few days, but they seem to be doing better. This view is unfortunately now obscured by the door and can only be seen when you are IN the bathroom with the door closed.  I toy with the idea of removing the door and replacing it in a trolley outside the room…but I am not sure if the proper amount of privacy would be offered and with almost 3 teens…PRIVACY is Golden.

I went with The Martha Stewart Seal Harbor Vanities from Home Depot. They were interesting enough without breaking the bank and compliment the floor and wall color . I am almost done with the tile back splash…in fact was working on it at 9pm last night…

I finally chose for the wall color. “OCEAN AIR” Hey! when it works..it works. This you may remember is the color of the stripes in our laundry room. The ceiling is one shade lighter…a Benjamin Moore color called “SEA FOAM, which is soothing.

I got pretty jazzed about the sconces….

A. because I saved a ton, buying galvanized outdoor fixtures at Lowes and                                    B. because they look dynamite and hip and give off beautiful light.                                                 C. They also compliment the decor perfectly. The mirrors are the “seal harbor”ones that go with the vanities.

“Come Home”

The floor is the same Hex tile I used in the Powder room, an unglazed antiqued color, they look like they were always here, which was my goal. I have to say, I am in love with the kids bathroom. I strayed a bit from my artsy DIY self and just got much of it out of the box, but it works. Its new and fresh, they are over the moon in love with the shower (photos when I get home) that does not have the unweildy curtain that the clawfoot shower did). The kids needed more primping space, two kids can be in there getting their teeth brushed…, doing their hair, slapping on the gallons of AXE etc.

I kind of can’t believe that we have NEVER had a bathroom for our three kids like this, but such is life, we did fine and now we are even better!

I am so excited, although to be honest, right now I could be going just about anywhere and be excited. I spent the better part of yesterday prepping for the guys who are coming to replace all the upstairs ceilings…and that was about enough to send me packing. We had to relocate all of the involved rooms of furniture which would not have been THAT big of a deal except the rooms to which they were being relocated had been sorely neglected and pile high already with stuff stuff stuff. My husband filled two giant trashcans and took two car loads to our local Goodwill-like store that actually DOES give 90% of the money to charity. By midnight…the rooms were relocated, the halls were lined with cardboard to protect the floors, I was packed…and I slept for 3 1/2 hours and then left for the airport at 4:00am.

IMG_1689 While I am in LA…I really do LOVE saying that, I will keep you updated on the things I see and hear and do. We start today with a cocktail party with the cute guys from Million Dollar Decorators – Jeffery Marks and Ross (last name?).I seriously hope I don’t look too much like the girl who does not get out much, in my itchy new clothes…and shiny shoes…I plan on being a changed person on the return flight home. I even have plans to catch up with a few of my College Buddies!!!

OLD HOUSES ARE LIKE MARRIAGE

“OLD HOUSES ARE ALOT LIKE MARRIAGE”

You make the pledge, to love them forever, until death do you part, all things considered and all that jazz…and well, it’s a good thing. Because, and please do not misinterpret this post in anyway to mean I am DOWN on marriage, for while I do find the concept absolutely silly, I happen to like, love having a best friend to share this ride with and if HE can put up with me and my shenanigans…GOD LOVE HIM!

back to the Analogy…

1. In sickness and in health- Old house are usually not in the best health when you get them, like someone with a chronic, but not life threatening illness..or crooked teeth or bad manners. They just have learned to live with their disabilties..and so do you.

2. For Better or Worse. The better is the part that gets you in the door…The high ceilings and the amazing staircase or the mirror over the fireplace…and the stuff that is “WORSE”… well, you just KNOW with your LOVE and money and hard work…YOU can make it all better.

You can be the human version of botox and smooth out all the wrinkles in this tired old house. so you think.

IMG_3965 3. Forsaking all Others…. I must admit. My eyes have strayed, I have driven around the NEW subdivision with it sparkly new houses, straight lines and level porches…with modest and manageable yards….I have seen the open floor plan layout and lusted for the ease of movement…and driven home…and given my old house a peck on the cheek…oh well. We all get old right?

016 Owning an old house is not for the faint of heart. You know how they say the people in your life who bother you the most, hit all your nerves…are supposedly your “BEST teachers”? WELL, I believe that the day I stumbled upon this house…I met my match. This house has taught me how to let go of perfect, how to live with disarray and incomplete everything...it has taught me to  focus on the important stuff and let the rest go…

go…go…going gone.

She puts me through the ringer and challenges my patience almost daily and on some days…hourly…but when I look at my beautiful mirror or when  I lay my head on my pillow at night and stare at my plywood covered ceiling and think about the options…maybe that is not the best analogy….

Long story short….I am here for the duration.

FOR better or worse.

Just, would not mind a little more better. MO BETTA! Good things come to those who wait!

HOUSE TOUR – MY OLD COUNTRY HOUSE

  • We have lived in our 130 year old house for almost 9 years…
  • and when I tell you those years have flown…they have FLOWN!
  • You think, when you move in…especially in our home, which has a punch list a mile long…
  • “No worries, in 5 years, we will be able to get all thses things taken care of…” Then 5 years dash by, and 6, 7, 8 and now 9.
  • Finally, FINALLY, we are finishing the kitchen and bathrooms and I cannot put inot words…how happy I am. And while we still have toilets and boxes of tile and grout and faucets and Big boxes containing consoles and sinks lining our halls next to the soccer bags and the cowboy boots…
  • I do see the light at the end of the tunnel and it is going to be wonderful.
  • So that being said…I thought it might be nice to give you a tour of our house…AS IS…sort of catch you up and then I will reveal the NEW rooms as we get them completed!!!
  • Our house, built in 1880, is a “4 over 4″…which is exactlt as it sounds, 4 rooms downstairs, a center staircase, and 4 rooms upstairs. The only altreation is that upon our moving in we converted the 18′ x 18′ ONLY bathroom into KIDs bath, Master Bath and Master closet.
  • Down the center of the house and separating the 4 rooms, up and down, is a 10′ x 6′ hallway…handy and really operates as a MUDROOM downstairs

The first thing you see…. The PEW was the very first piece of furniture we got for this house, and it has never moved from this spot…It has served as the MUDROOM bench and the TIME OUT Bench…and is the ANCHOR of the HOUSE!

Downstairs to the right is the Dining Room/Everything room…Kids do their homework, I do everything else….room

and to the left are two Large Living rooms, separated by 8 foot pocket doors…

The NEWLY Renovated Powder Room is under the stair case…The kids call it the “Harry Potter” Bathroom….

I promise to show you more kitchen soon, as the renovations begin…

Upstairs…the Hall is where everything gets dumped and stored and how you get everywhere…

The Dark Gray dresser on the right…is going to be our new Console in the Master Bathroom.

We have Three Bedrooms…the Master, Phoebe’s and the Boys, Tate and Cooper share a room…which usually works out okay…

I am still getting the hang of WordPress…my photos are a bit HUGE, but that my friends, is our BIG OLD COUNTRY HOUSE!!! If you click on most of the Photos it should take you to a post on that room!!! Have Fun!
